Lease Application Checklist

Here is what you’ll need when you apply to lease a home:

  1. Lease/rental application from the California Association of Realtors. Please give us the full names and e-mail addresses of all the applicants, and we’ll send that to you via DocuSign.
  2. Proof of income – W2 forms are great. 2 months of pay stubs showing year-to-date income earned. Self-employed applicants should provide two years of tax returns. Most landlords require applicants to earn 3 times the monthly rent (gross income) to qualify.
  3. Proof of move-in funds – Typically, this will be a bank statement showing that the applicant has enough money for the first month of rent and a security deposit equal to first month’s rent.
  4. Credit report – The landlord may want to get their own credit report. We still recommend that applicants get their own. That can save money if the application is submitted to multiple landlords and gets denied. It also gives the opportunity to address any credit issues with a letter in the application package. You can get your credit report at this website: http://www.creditscore.com/. Most landlords are looking for 600+ FICO score. If your credit score is lower, they may ask for an extra security deposit.
  5. Photos and descriptions of any pets.
